Aircon Servicing for Landed Homes & Condos in Singapore
City Cooling Pte Ltd services every aircon in a landed house or condo in one visit, at fixed prices from $85 for 4 units to $152 for 8 units, before GST, with no transport charge. Aircon servicing for a landed house is a bigger job than a flat: more units across several floors, System 3 or System 4 setups sharing outdoor condensers, and condensers on roofs, side passages or service yards. Condo servicing adds contractor passes and house rules.
Below you will find what it costs, how condensers are handled, what condo owners should know about MCST rules and how a multi-unit visit runs. Living in an HDB flat? Read our HDB aircon servicing guide instead.

How much does aircon servicing cost for a landed home or condo?
General servicing for 4 indoor units costs $85, and the price per unit falls as the unit count rises: $21.25 a unit at 4 units and $19 a unit from 6 to 8 units. All prices are before GST, with no transport charge.
| Indoor units | One-off general service | Per unit | Contract, 3 visits a year | Contract, 4 visits a year |
|---|---|---|---|---|
| 4 | $85 | $21.25 | $230 | $275 |
| 5 | $100 | $20 | $280 | $335 |
| 6 | $114 | $19 | $320 | $395 |
| 7 | $133 | $19 | $370 | $455 |
| 8 | $152 | $19 | $415 | $515 |
A contract costs less if you service often. Eight units serviced 4 times a year cost $608 as separate visits, or $515 on a 4-visit contract, a saving of $93 a year.
Charged separately: outdoor condenser service $80 per condenser, condenser chemical wash $120, and chemical overhaul from $130 per unit (9,000 to 12,000 BTU). Contracts do not include condenser service.

What makes aircon servicing for a landed house different?
A landed home is not just more units. The layout changes how the visit is planned and what the technician checks.
- More units on several floors: we plan the visit as one job, floor by floor, so every indoor unit and condenser is covered in a single appointment.
- Condensers out in the open: outdoor units on roof slabs, side passages and service yards collect leaves, soil splash and dust faster than units on a sheltered ledge, and a clogged coil cuts cooling. A condenser service clears it.
- Long drain pipes: water from an upper-floor unit can travel through walls before it drains, so a blockage can show up as a leak in another room. We flush and test the drain line of every unit.
- Rooms used very differently: a master bedroom used every night needs servicing more often than a guest room, so units can be put on different schedules.

System 3, System 4 and multi-split aircons: how condensers are serviced
A System 3 or System 4 aircon has one outdoor condenser serving 3 or 4 indoor units. Many landed homes and larger condos run two or three systems, so a home with 8 indoor units may have only 2 or 3 condensers.
The condenser matters more than its number suggests. If one outdoor unit fails, every room on that system stops cooling at the same time.
- Included in general servicing: a check of the condenser coil and the gas pressure for each system.
- Full condenser service, $80 per condenser: cleans the outdoor coil itself. A condenser chemical wash is $120.
- When to book it: leaves or debris piled around the outdoor unit, rust on the bracket, or one whole system cooling poorly.
We also handle ceiling cassette units; a cassette chemical overhaul is $380 per unit. For VRV, cassette and ducted systems in offices, see commercial aircon servicing.
Condo aircon servicing: MCST rules, contractor passes and access
Routine servicing inside your unit, such as cleaning filters, coils and drain pipes, does not usually need MCST approval. Work that changes the outside of the building usually does, for example a new installation, moving a condenser or replacing a bracket. Your condo’s by-laws and house rules decide, so check them or ask your managing agent if unsure.
- Contractor pass: our technician registers at the guard house on arrival. If your condo asks residents to tell security about contractor visits in advance, please do so before the appointment.
- Working hours: each condo sets its own hours for contractors. Tell us your condo’s hours when you book and we will schedule the visit inside them.
- Outdoor units on balconies and AC ledges: the Building and Construction Authority (BCA) advises owners to check aircon supports such as brackets and ledges for corrosion or damage at least every 6 months, and to have a trained installer inspect them during routine servicing. Ask our technician to check the bracket on the visit. See BCA’s air-conditioning safety guidance.
As a condo owner you maintain your own unit, while the MCST manages common property, as set out in BCA’s guide for condo owners.

What happens on the day of a multi-unit service?
A general service takes about 30 to 45 minutes per unit. We confirm the total time for your home when you book. Each unit is inspected, the filters and cooling coil are cleaned, the drain pipe is flushed and tested, and the gas pressure and condenser are checked. You get a short report on what we found, with no pressure to buy extra work.
Before we arrive:
- List your units by room and tell us where each outdoor condenser is.
- Clear the space under each indoor unit and the path to roof, yard or balcony condensers.
- Landed homes: let us know where our van can park.
- Condos: register the visit with security if your condo requires it.
- Keep pets in a room we are not working in.

How often should you service aircons in a large home?
Service each unit every 3 months if you use it daily, every 2 to 3 months if it runs more than 8 hours a day, and at least every 6 months for rooms you rarely use. In a large home, that often means different units on different schedules.
| How the room is used | General servicing |
|---|---|
| Master bedroom or living room, used daily | Every 3 months |
| Runs more than 8 hours a day | Every 2 to 3 months |
| Guest room or study, used now and then | At least every 6 months |
With 4 or more units on a 3 or 4 month cycle, an aircon servicing contract is usually simpler and cheaper than booking each visit. Read more on how often to service your aircon.
Frequently asked questions
How much does aircon servicing cost for a landed house?
General servicing costs $85 for 4 units, $100 for 5, $114 for 6, $133 for 7 and $152 for 8, before GST. That works out to $19 a unit from 6 units. A full outdoor condenser service is $80 per condenser on top. There is no transport charge.
Can you service all the aircons in my house in one visit?
Yes. We plan multi-unit homes as one job. Each unit takes about 30 to 45 minutes, and we confirm the total time when you send us your unit count.
Is the outdoor condenser included in general servicing?
General servicing includes a check of the condenser coil and gas pressure. A full condenser service, which cleans the outdoor coil, costs $80 per condenser, and a condenser chemical wash costs $120. Servicing contracts do not include condenser service.
Do I need MCST approval to service my condo aircon?
Usually not for routine servicing inside your unit. A new installation, moving a condenser or bracket work usually needs approval because it affects the building’s exterior. Your condo’s by-laws and house rules decide, so check with your managing agent if unsure.
How often should I service the aircons in a landed home?
Every 3 months for units used daily, every 2 to 3 months for units running more than 8 hours a day, and at least every 6 months for rooms you rarely use. A servicing contract keeps every unit on schedule.
Is a servicing contract worth it for 6 to 8 units?
If you service 3 or 4 times a year, yes. Eight units on a 4-visit contract cost $515 a year, against $608 for four separate visits. Six units cost $395 a year on a 4-visit contract, against $456. Prices are before GST and do not include condenser service.
Do you service ceiling cassette aircons in homes?
Yes. A ceiling cassette chemical overhaul costs $380 per unit, before GST. WhatsApp us a photo of your units for a general servicing quote.
What should I prepare before the technician arrives?
A list of your units by room, clear access to each indoor unit and outdoor condenser, parking for our van at a landed home, and contractor registration with security at a condo if your condo requires it. Keep pets in another room.
