Ducted Aircon Servicing in Singapore
Ducted aircon servicing in Singapore covers the indoor unit hidden in your false ceiling, its drainage, and every diffuser and return grille it feeds. City Cooling Pte Ltd services ducted systems in landed homes, condos, offices and shops, and checks the unit, the drain line and the airflow at each diffuser on the same visit.

How ducted aircon servicing differs from split units
A split aircon has a wall-mounted indoor unit in each room. A ducted aircon hides one larger indoor unit, often called the fan coil unit (FCU), in the false ceiling. Ducts carry cooled air from that unit to diffusers in several rooms, and return grilles draw air back to it.
That changes the servicing job. The technician works through a ceiling access panel instead of unclipping a front cover, and has to check the drain pan, the duct connections and each diffuser as well as the unit itself.
| Wall-mounted split | Ducted | |
|---|---|---|
| Where the indoor unit sits | On the wall, one per room | In the false ceiling, serving several rooms |
| Access for servicing | Front cover, from a ladder | Through a ceiling access panel |
| What gets cleaned | Filter, coil, blower and drain | Filter, coil, blower, drain pan, diffusers and return grilles |
| Price basis | Per unit | Per ducted unit, with duct cleaning quoted separately |

What's included in a ducted aircon service
| Part | What we do |
|---|---|
| Return air filter | Remove, wash and refit, or advise replacement if it is torn |
| Evaporator coil | Clean the coil face and check for blockage |
| Blower wheel and motor | Clean the blower and check it runs smoothly |
| Drain pan and pump | Clear sludge from the pan and test the condensate pump if one is fitted |
| Drain line | Flush the line to help prevent ceiling leaks |
| Plenum and duct connections | Check for loose joints, gaps and damaged insulation |
| Diffusers and return grilles | Wipe off surface dust and check the airflow at each one |
| Cooling and controls | Test the thermostat and the air temperature at the diffusers |
| Outdoor condenser | Visual check; a full clean is a separate service |
A general service does not include full duct cleaning or a coil chemical wash. If we find heavy dust in the ducts or a dirty coil, we tell you and quote before doing more. Outdoor units are covered on our aircon condenser cleaning page.
General service, chemical wash or duct cleaning?
Most ducted units only need a general service. Choose a chemical wash or duct cleaning when the signs below point to it.
| General service | Chemical wash | Duct cleaning | |
|---|---|---|---|
| What we do | Clean the filter, coil face, blower and drain pan, flush the drain line and check each diffuser | Apply a coil-cleaning chemical to the coil, blower and drain pan, then rinse thoroughly | Clean inside the duct run, then the diffusers and return grilles |
| Best for | Regular servicing every 3 to 6 months | Weak cooling, a lingering smell or water leaks that a general service does not fix | Dust puffing from the diffusers, a musty smell at start-up, or after renovation works |
| Price | Quoted after inspection | $480 per ducted unit | Quoted after inspection |
Not sure which you need? Send a photo of a diffuser and your ceiling access panel on WhatsApp and we will tell you.
Aircon duct cleaning: when it's needed
Ducts do not need cleaning at every service. Book aircon duct cleaning in Singapore when you notice:
- Dust puffing out of the diffusers when the unit starts
- A musty smell that stays after a general service
- Black spots or grime around the diffusers and return grilles
- Some rooms cooling much less than others
- Renovation works nearby, which push fine dust into the ducts
We check the diffusers and the visible duct run on every service and tell you if cleaning is due. Duct cleaning takes longer than a general service, so we quote it after we have seen the duct run and counted the diffusers.
Ducted aircon servicing prices
| Service | Price (before GST) |
|---|---|
| General service, ducted unit | Quoted after inspection |
| Chemical wash, ducted unit | $480 per unit |
| Duct cleaning | Quoted after inspection |
| Outdoor condenser, normal service | $80 per unit |
What changes the price: the unit’s capacity, the number of diffusers, how easy the ceiling access panel is to reach, and the length of the duct run.
No transport charge. Add 9% GST to all prices. Payment by cash, bank transfer or PayNow. See the full aircon servicing price list.
Servicing a larger or multi-system site?
Offices, shops and buildings with several ducted units, VRV/VRF systems or central air handling units are covered by our commercial aircon servicing, with maintenance contracts, service reports and agreed response times. We survey the site first and quote per system.
How our ducted aircon servicing works
- Tell us what you have. WhatsApp the number of ducted units and diffusers, plus a photo of the ceiling access panel if you can.
- Confirm your slot. We confirm the price and a time before the visit.
- Protect and open up. We switch off and isolate the power, lay drop sheets and open the access panel.
- Service the system. We clean the filter, coil, blower and drain pan, flush the drain line and check each diffuser.
- Test and report. We test the cooling at the diffusers and give you a condition report.
Access: please clear the space under the ceiling access panel before the visit. In condos, check whether your management office needs notice before contractors work on outdoor units.
How often should ducted aircon be serviced?
- Every 3 months if the system runs daily.
- More often with heavy use, such as offices running 10 or more hours a day, or homes with pets or smokers.
- No longer than 6 months between services, even with light use.
If you can reach the return grille, check the filter once a month and rinse it if it looks grey. For regular visits, ask us about a servicing contract.

Frequently asked questions
How much does ducted aircon servicing cost in Singapore?
At City Cooling, a chemical wash is $480 per ducted unit before GST, and a general service is quoted after we inspect the unit. The final price depends on the unit’s capacity, the number of diffusers and ceiling access. There is no transport charge.
How often should ducted aircon be serviced in Singapore?
Every 3 months if the system runs daily, more often with heavy use such as long office hours, and no longer than 6 months between services even with light use.
Do you need to open the ceiling to service a ducted aircon?
We work through the access panel your installer left in the false ceiling, so no ceiling boards are removed in a normal service. If we cannot find an access panel, we tell you before we start and explain the options.
How do I know if my aircon ducts need cleaning?
Look for dust puffing out of the diffusers when the unit starts, a musty smell that stays after a general service, grime around the diffusers, or rooms that cool much less than others. Renovation works nearby are another common reason. We check the diffusers on every service and tell you if cleaning is due.
Why is my ducted aircon leaking water?
The most common cause is a blocked drain pan or drain line, or a condensate pump that has stopped working. Water then overflows into the ceiling. A general service clears the pan and flushes the line; if a part has failed, we quote for aircon repair before doing the work.
Do you service ducted aircon from all brands?
Yes. We service ducted units from Daikin, Mitsubishi, Fujitsu, Panasonic, Toshiba, LG, Samsung and other brands. See all brands we service.
Can you service ducted aircon in offices and shops?
Yes. We service one or two ducted units as described on this page. For sites with several systems, VRV/VRF or central air handling units, see commercial aircon servicing for maintenance contracts and response times.
